Even in a “sellers market”, the owner(s) of any real estate parcel is generally best served working with a seasoned market professional to guide them through the marketing, promotion, and closing strategies to get the job done with

1) the best terms and conditions
2) completed in a timely manner, and to
3) do so reliably in any market conditions.

Over the years, I have had the good fortune of representing the sellers in marketing properties as inexpensive as a $6000 piece of undeveloped land up to numerous multi-million dollar commercial properties as well as large raw-land parcels and numerous subdivisions.

In the late 90s, over an 11-year period, I developed and managed a tiny real estate marketing and sales team that was recognized in 2001 as #2 by RE/MAX International in their world-wide franchise system.

Keep in mind that  I spent the first 30 years of my life constructing all nature of residential and resort properties throughout the mid-Atlantic. One of my last undertakings, working as a project manager,

was to oversee the construction of a 6600-unit subdivision in Anne Arundel County, Maryland called Crofton North. This project included converting a farm (raw land) when I began, into quadraplexes, townhouses, single-family homes, and commercial pad sites. It was 95% complete when I left 3 years later.

Recently, the owner of the property shown below had lost his job due to COVID, his wife had left, and he had been under contract with another firm for seven months when the deal finally fell apart. Frustrated and worried, he asked me if I could help. I took the listing for exactly the same offer price and terms and had him closed in 5 weeks. We got lucky.

But my clients “get lucky” a lot, or so it seems.
